Prime London offices are no longer the only game in town

Record rents in regional cities and steep discounts attract attention

If you believe Richard Croft,  there’s gold to be found in the UK’s regions – specifically in the office market.

“The scale of the opportunity in the office market reminds me of sheds back in 2009,” says Martley Capital’s chief executive.

Croft has made his name spotting opportunities where others fear to tread, and his firm is now one of a small band of investors targeting regional office opportunities. Another is Melford Capital, which Green Street News revealed last week is in talks to acquire 101 Embankment, an £80m office in the centre of Manchester, having also scooped up the EQ building in Bristol for around £100m.

They are jumping in before any discernable pricing recovery. According to Green Street’s CPPI, pricing across the office market continues to decline, and the MSCI index shows that valuations are also still on a downward trajectory. Click here to read the full article.
