Martley Capital Puts The Range in Stafford on the Block

Newly launched real estate platform appoints Stockford Anderson

Martley Capital Group, the real estate investment platform launched by entrepreneur Richard Croft with a well-known team of senior real estate professionals, has brought to market for sale The Range store in Stafford seeking £6.4 million, or a 6.71% net initial yield, Costar News understands.

Stockford Anderson has been appointed to sell the freehold in the 36,484- square-foot purpose-built retail warehouse at Greyfriars Place, which sits on 2.86 acres. The building is let to CDS, trading as the Range, on a full repairing and insuring lease expiring 23 August 2037. The rent is £12.55 per square foot.

The asset sits within Martley Capital REIP Series B, a 2020-vintage fund invested in high yielding regional commercial real estate in the United Kingdom.

Martley Capital Group is a full-service real estate investment advisory platform whose activities cover investing, lending, assets and funds.  It was established in December 2023 by chief executive Richard Croft with more than 40 staff, five offices across the UK and Europe and circa £900 million in assets under management across 20 mandates.

The business has launched a number of new funds and individual transactions, with an opportunistic and value-add focus, covering credit, equities and direct real estate. In addition to AUM growth, Martley Capital is targeting revenue growth via its loan servicing platform (IKEN Loan Servicing), through the provision of third-party services and ancillary services to other small asset managers through a plug-and-play model.

Additionally, it is planning to launch a new real estate exchange in conjunction with challenger bourse Aquis Exchange. The senior management team of Martley Capital includes: Tony Edgley, former Partner at Brockton Capital; Alison Lambert, former head of finance Europe at Oxford Properties; Jack Thoms, co-founder and head of investment management of M7; Andrew Jenkins, former COO and co-founder of M7; Eloise Turton, former investor relations manager at M7; and Ann Hodgetts, former head of legal for UK and Europe at Oxford Properties.
