Martley fills up at Welwyn Garden City office campus

Trio of lettings takes Falcon Gate close to full

Martley Capital Real Estate Investment Management has leased 14,000 square feet at Falcon Gate in Welwyn Garden City in Hertfordshire, taking occupation at the asset to 92%.

Martley has signed three leases, with Gerson Relocation taking 2,000 square feet and Cereal Partners UK, a joint venture between Nestlé UK and General Mills Canada Holding Three Corp, taking 6,000 square feet of first floor offices.

The third letting was to Specsavers Optical Superstores, trading as Newmedica, for 6,000 square feet of ground floor accommodation to establish a new eye clinic in Welwyn Garden City, with opening planned for the first quarter of 2025.

The site forms part of Shire Park, which is home to the UK headquarters of companies including Tesco, Roche, and PayPoint.

Sadie Fitzpatrick, Director of Asset Management at Martley Capital, said in a statement: “These lettings demonstrate the growing occupier demand for quality office space in Welwyn Garden City. The leasing activity is an excellent result for the asset and I am pleased that we were able to secure occupiers of this calibre to complement the existing tenant base.”

Leasing agents Davies & Co. and Doherty Baines are marketing the last remaining suite of 4,600 square feet, comprising ground floor accommodation in Building 3, at a quoting rent of £23.50 per square feet. The unit is marketed with 21 car parking spaces.

Lewis & Tucker represented Gerson Relocation, Alps International acted on behalf of Nestlé UK, and Simon Lewis MRICS represented Newmedica.
